The following are the Terms & Conditions that govern the sale of the products shown on this website.

  1. All products are sold FOB Origin which means they are available for pick up at the various locations they are manufactured or distributed from.  Specific locations vary by product.  Customers should request the location for the products they wish to order prior to placing their orders.

  2. Shipping to Customer specified locations is available for some products at additional charge.  Customers should request a quote on shipping charges if they want us to ship products before placing their order.  In some situations, a variety of shipping options are available which may include curbside delivery or delivery to a specific location within the Customer's building.  Customers are encouraged to request and pay for insurance on their shipped products.

  3. The Customer is responsible for checking that each product purchased is in satisfactory condition FOB Origin.  The Customer is also responsible to report any problems in shipping upon receipt of a shipped product directly to the shipper.  We assume no responsibility for products damaged by a shipper.

  4. All prices are for cash or credit card payment (Visa, MasterCard, American Express or Discover) or by prior approved other methods such as wire transfer.  Orders must be paid in full at the time the order is placed unless prior arrangements with us have been approved in writing.

  5. All products are non-refundable.  Defective products will be replaced if the defect is identified prior to the Customer accepting the product.  All other products are subject to a restocking fee when received in new resale condition at FOB Origin at Customer expense.

  6. An Order Approval form must be approved in writing for all Customers buying products through this website.  We will furnish this Order Approval form for approval either by fax or email as the Customer wishes.

  7. Prices shown are subject to the following minimum order requirements:
     - Windows / Patio Doors  - Minimum order of 15 windows / patio doors (any size / style or combination of sizes / styles) and at least $5,000.
     - All Other Products - Minimum order of $3,000 (price of all individual products in a single order combined, excluding shipping or tax).

  8. Higher prices will be provided, upon request, for orders not meeting the above minimums.

  9. All Sales Taxes are the responsibility of the Customer and will be added for all sales in California and the Customer is responsible to pay Sales Tax for all purchases outside the State of California as applicable.

  10. Prices and availability of these products are subject to change.  Pricing and product specifications should be confirmed to Customer satisfaction prior to placing an order.

  11. Manufacturer warranties apply as offered by each individual manufacturer.  We make no representation of the suitability of any product for any application.
