One other circumstance when a General Contractor might be helpful with only a single trade is when you already have a good relationship with the General Contractor and they are able to find the right specialists for you. It is even possible that the end cost you pay the General Contractor is less than you would have paid the specialist alone as some General Contractor’s negotiate lower rates for the specialists they use on a regular basis. How is this possible? General Contractors that make sure the job is ready to start when they say it is, pay on time, take care of all of the paperwork and are available to resolve any difficulties that might take place. Performing these tasks for the specialist actually save them 20% to 30% or more of their cost. The specialist may in turn offer the General Contractor this discount that they would not otherwise offer the client if they were working for them directly.
