Who is going to obtain the required clearances for your plans. Clearances refer to the approvals for your project required by the various departments within your community that have authority over construction work. Each community will have different names for these departments and finding out who they are can sometimes be difficult even for the plan developer.
For example, in Los Angeles City, most projects must be approved by the Planning Department. Sometimes this approval s easy to obtain and the plan developer will include obtaining this approval in their proposal. However, if a project requires a deviation from the established zoning standards, gaining approval from the Los Angeles City Planning Department can not only be involved but expensive. We have worked on projects in which the City Planning approval process cost many tens of thousands of dollars or more and took months and longer to obtain.
Other clearances might not be as costly to obtain as Planning (or your communities equivalent) but additional time and effort required and it is imperative that you establish who is going to do this work and are the costs included. Where possible, we recommend trying to get the costs of obtaining these clearances included in your cost for plan development. Our advice is to try and avoid any arrangement where you pay for clearances on a non fixed cost basis.
